Lease Provisions:

a) The promise to lease is conditional to the approval by the LESSOR of:- a background and credit verification by Oligny & Thibodeau Complete Pre-Rental Inquiry (at the expense of the LESSEE)- 2 most recent pay stubs- employment letter confirming salary- if applicable, reference from the previous landlord

b) The first month's rent is payable by e-transfer upon signing of the lease.

c) Rent shall be paid by e-transfer on the first of every month.

d) The LESSEE must purchase tenant's insurance, including 2 million dollars of civil liability for the duration of the lease. The LESSEE must submit proof of insurance prior to taking occupancy, and at every renewal of the lease.

e) The LESSEE shall submit proof of Hydro transfer prior to occupancy.

f) Smoking of any kind is not permitted in the property.

g) It is forbidden to grow cannabis or possess any controlled substance on the premises.

h) Pets are subject to prior written approval by the LESSOR.

i) The LESSEE is strictly forbidden from subletting the property on a short-term basis.

j) The LESSEE undertakes to return the property and inclusions to the LESSOR at the end of the lease in the state it was in before the rental, less normal wear and tear. Any damage over and above what is considered normal wear and tear caused by the LESSEE shall be repaired at the sole expense of the LESSEE before the end of the lease.

k) The LESSEES undertake to be solidarily liable for the lease.

l) The LESSEE must respect and abide by the rules and requirements of the condo association (including signing the syndicate's Tenant Commitment Form). Any contravention of the rules by the LESSEE that results in damages or fines shall be at the sole expense and responsibility of the LESSEE.

m) The LESSEE must contact the syndicate a minimum of seven (7) days prior to their moving date and provide a completed Moving Contract along with the applicable moving fees and deposits in order to reserve the moving date (see condo rules for details).
