- Tenant acknowledges that subletting is not permitted, including Airbnb - no short term rentals - minimum 12 month lease.


- The consumption and cultivation of cannabis in common or private areas is forbidden. No smoking tobacco, cannabis, vaping, or any other substance inside the housing or in the common areas of the building.


- The LESSEE will return the property to the same level of cleanliness (other than normal wear and tear) as when first rented. It is the responsibility of the LESSEE to keep all filters clean (air exchanger, hood vent, dryer, snow removal, and cut the grass in the front and back lawn etc.).


- No pets are allowed in the unit, unless otherwise agreed and security deposit.


- An inspection will be made towards the end of the lease, to ensure that there is no damage to the property and its inclusions, in the event of damage to the property or accessories included in this contract, the cost of repairs will be borne by the tenant.


- Any major alterations to the property must be approved by the lessor, including painting.


- The property must be delivered in a clean condition at the time of move-in and the lessee agrees to leave the property in the condition in which it was received.


- If the lease is not renewed at the end of the term, the LESSEE MUST allow ALL visits requests for all potential new tenants, for which 24 hours' notice will be given.


- Any acceptance of a promise to rent will be subject to the completion and full satisfaction of a credit check at the expense of the future tenant(s) and/or references from previous landlords, and to obtaining a letter of confirmation from the current employer.
