- The first month's rent is due upon signature of the lease.
- The tenant must provide the landlord with proof of insurance (public liability and contents with a minimum coverage of 2 million ($2,000,000.00), BEFORE occupancy and for each subsequent rental year; it must be retained for the duration of the lease;
- Smoking is prohibited, including tobacco, vaping and cannabis; illegal drug use and illegal business activities are prohibited;
- Growing any quantity of cannabis is STRICTLY FORBIDDEN;
- It is forbidden to paint or wallpaper the walls without the owner's prior consent;
- No alterations may be made to the landscaping of the property without the prior agreement of the owner;
- No subletting, no Airbnb (or similar service), short or long term ;
- Ordinary repairs in any given month are the TENANT's responsibility; repairs to appliances, heating system and utilities (other than damage caused by misuse) are the TENANT's responsibility.
- The LESSEE shall return the property in the same state of cleanliness (with the exception of normal wear and tear) as when first rented;
- At the end of the lease, the house must be returned in the same condition as it was when first rented.
- No alterations may be made to the dwelling, including large holes in the walls, e.g. wall-mounted television, etc.
- The LESSEE is responsible for replacing all non-working lights at the end of the lease.
- Any appliance or other item damaged by the TENANT must be replaced identically.
- Any damage to the building must be repaired before the end of the lease.
- The landlord may carry out a visual inspection of the property with 24 hours' notice.
- If the lease is not renewed at the end of the term, the LESSEE MUST honor ALL requests for visits by potential new tenants. The same applies to visits by potential buyers if the building is put up for sale during the term of the lease.
- On the last day of the lease, the premises shall be vacated by the TENANT by 5 p.m. at the latest, and all sets of keys originally given to the TENANT shall be returned;
- Any lost set of keys will be billed to the LESSEE.
