The below stipulations must be included in the promise to lease which shall form an integral part of the lease:
a) Any promise to lease is conditional to the approval by the LESSOR of: a background check, a satisfactory credit report with credit score and proof of employment (in the form of a recent pay stub and letter of employment) and/or verification of solvency. If applicable, references from a previous landlord are required. b) The first month's rent is payable upon signing of the lease via cheque. c) The LESSEE agrees to give the LESSOR post-dated cheques for the term of the lease at the signing of the lease. d) The LESSEE shall purchase tenant's insurance that includes 2 million dollars of civil liability for the duration of the lease. The LESSEE shall submit proof of insurance prior to taking occupancy of the immovable, and at every renewal of the lease. e) The LESSEE shall submit proof of Hydro transfer prior to taking occupancy. f) Smoking of any kind is not permitted in the property. g) Pets may be permitted, subject to prior written approval by the LESSOR. h) The LESSEE is strictly forbidden from subletting the property on a short-term basis, or via Airbnb or similar platforms. i) The LESSEE shall replace the furnace filter, refrigerator water filter and central vacuum bag annually (at minimum). j) It is understood that the LESSEE is responsible for returning the property and inclusions to the LESSOR at the end of the lease in the state it was in before the rental, less normal wear and tear. Any damage over and above what is considered normal wear and tear caused by the LESSEE shall be repaired at the sole expense of the LESSEE before the end of the lease. k) The LESSEE shall have the grass cut every 7-14 days from mid-May until mid-October.l) The LESSEES undertake to be solidarily liable for the lease.
