c) Rent shall be paid by e-transfer on the first of every month.
d) The LESSEE shall purchase tenant's insurance that includes 2 million dollars of civil liability for the duration of the lease. The LESSEE shall submit proof of insurance prior to takingoccupancy of the immovable, and at every renewal of the lease.
e) The LESSEE shall submit proof of Hydro transfer prior to taking occupancy.
f) Smoking of any kind is not permitted in the property.
g) It is forbidden to grow cannabis or any other controlled substance inside the dwelling.
h) Pets may be permitted, subject to prior written approval by the LESSOR.
i) The LESSEE is strictly forbidden from subletting the property on a short-term basis, such as through Airbnb or similar platforms.
j) It is understood that the LESSEE is responsible for returning the property and inclusions to the LESSOR at the end of the lease in the state it was in before the rental, less normal wear and tear. Any damage over and above what is considered normal wear and tear caused by the LESSEE shall be repaired at the sole expense of the LESSEE before the end of the lease.
k) The LESSEES undertake to be solidarily liable for the lease.
