Lease Provisions:
a) Any promise to lease is conditional to the approval by the LESSOR of: a background check, a satisfactory credit report with credit score and proof of employment (in the form of a recent paystub and letter of employment) and/or verification of solvency. If applicable, references from a previous landlord are required.
b) The first month's rent is payable to M Immobilier upon signing of the lease via e-transfer.
c) The rent shall be paid via e-transfer on the first of the month.
d) The LESSEE shall purchase tenant's insurance that includes 2 million dollars of civil liability for the duration of the lease. The LESSEE shall submit proof of insurance prior to taking occupancy of the immovable, and at every renewal of the lease.
e) The LESSEE shall submit proof of Hydro transfer prior to taking occupancy.
f) Smoking of any kind is not permitted in the property.
g) Pets may be permitted, subject to prior written approval by the LESSOR.
h) The LESSEE is strictly forbidden from subletting the property on a short-term basis, or via Airbnb or similar platforms.
i) It is understood that the LESSEE is responsible for returning the property and inclusions to the LESSOR at the end of the lease in the state it was in before the rental, less normal wear andtear. Any damage over and above what is considered normal wear and tear caused by the LESSEE shall be repaired at the sole expense of the LESSEE before the end of the lease.
k) The LESSEE is obligated to respect and abide by the rules of the condo association. Any contravention of the rules by the LESSEE that results in damages or fines shall be at the expenseand responsibility of the LESSEE.
l) The LESSEES undertake to be solidarily liable for the lease.
