*TERMS of the lease : All Parties understand and agree;

1.) The Lessee must provide the Lessor with Proof of Insurance (Liability and Content with a minimum coverage of 2 million ($2,000,000.00), PRIOR to occupancy and for each subsequent rental year; maintaining it throughout the duration of the lease; Occupation and keys shall be obtained only after the signing of a lease.

2.) No Smoking, including Tobacco, Vaping and Cannabis; No Illegal Drugs.

3.) It is STRICTLY FORBIDDEN to grow any amount of Cannabis.

4.) No Pets of any kind, at any time, are permitted in the house, unless approved by the Lessor.

5.) No Painting; No Wallpapering of walls is permitted without the Lessor's prior agreement.

6.) No Sublets, No Airbnb (or similar service); short or long-term are permitted.

7.) Lessee will return the property in the same level of cleanliness (other than normal wear and tear) as when first rented.

8.) Dishwasher, Refrigerator, Stove/Fan, Washer, Dryer, and Microwave shall be in working condition before occupancy and must be returned in the same condition at the end of the lease, except for normal wear and tear.

9.) Any maintenance repairs under $200.(including taxes) cost will be paid by Lessee(s).

10.) If the lease is not renewed at the end of the term, the tenant MUST honor ALL visit requests for all new potential tenants, for which 48 hours notice will be given.

11) The Lessor retains the right to quarterly visits to the property in its entirety as long as he gives a 48 hour notice to the Lessee. With the exception of an emergency.


* AT THE REQUEST OF THE LESSOR VISITS SHALL BE ON WEEKENDS ONLY.
