Tenant Responsibilities and Building Regulations:
The LESSEE shall provide a recent background & credit report, proof of employment, and proof of income for review and approval by the LESSOR. The LESSEE shall obtain and maintain tenant insurance, including a minimum of $2,000,000 in civil liability coverage, effective as of the move-in date. The LESSEE shall open a Hydro-Québec account in their name for the leased premises before occupancy. The LESSEE shall be solely responsible for all move-in and move-out fees, as well as any deposits or charges required. These are to be paid directly to the building's management or syndicate, as applicable. The LESSEE agrees to comply with all by-laws, rules, and regulations of the co-ownership. Any fines, penalties, or charges resulting from non-compliance shall be the full responsibility of the LESSEE.
The premises shall be used strictly for residential purposes. The following are strictly prohibited:
- Commercial activity of any kind
- Pets Article 94.11 within by laws
- Short-term rentals, including but not limited to Airbnb
- Subleasing or assignment of the lease
- Smoking of any substance, including tobacco or cannabis
- Consumption, production, or storage of illicit drugs or cannabis
All lessees must agree to fully read, sign and respect the by-laws of the condominium by the signing of the lease.
All lessees must agree to leave the unit in the same condition as when they move in, except for normal wear and tear. Beyond normal wear and tear, the lessor shall be compensated for any damage to the unit (including major damage or scratches on appliances/holes in walls/broken light fixtures, mirrors, windows and counters) due to misuse by lessees, at whatever cost is required to return the unit to the same condition it was upon first day of occupancy.
Lessees must agree that any painting/hanging of pictures etc. is subject to Lessor's approval.
