b) The first month's rent is payable upon signing of the lease via e-transfer. The rent thereafter, shall be paid by e-transfer on the 1st of every month.
c) The LESSEE shall purchase tenant's insurance that includes 2 million dollars of civil liability coverage for the duration of the lease. The LESSEE shall submit proof of insurance prior to taking occupancy of the immovable, and at every renewal of the lease.
d) Smoking of any kind (including cannabis and vaping) is not permitted on the premises.
e) The LESSEE is strictly forbidden from subletting the property on a short-term basis, such as through Airbnb or similar platforms.
f) It is forbidden to grow cannabis or any other controlled substance inside the dwelling.
g) The LESSEE may put a reasonable amount of decor (wall art, mirrors) on the walls, as per normally accepted practices.
h) It is understood that the LESSEE is responsible for returning the property and inclusions to the LESSOR at the end of the lease in the state it was in before the rental, less normal wear and tear. Any damage over and above what is considered normal wear and tear caused by the LESSEE shall be repaired at the sole expense of the LESSEE before the end of the lease.
i) The LESSEE agrees to comply with all building regulations.
j) The LESSEE is responsible for moving expenses (in/out) required by the syndicate.
