Quebec Lease Draft in English (if necessary) and by e-mail communication consent form.
During the Lease:10. No Pets (exceptions may apply) 11. Tenant shall not, and shall not permit anyone to, smoke or vape tobacco, cannabis or any other illegal substance in any indoor part of the premises, the common areas or the property of which they form a part.12. No Airbnb or similar short term sublet will be considered a breach of the lease.13. Tenants will be responsible for paying any penalty due to their failure to comply with the bylaws and declaration of co-ownership. Tenant will also be responsible for paying any fees due to the loss of any keys or fob.14. Tenant is not allowed to sub-lease or lease transfer without written permission from the Landlord and the syndicate.15. The Landlord reserves the right to visit the Premises upon providing 24h-48h notice, the Tenant must permit such access.
End of Lease:16. At the end of the term rented, the unit must be returned in the same condition as when rented; this includes all inclusions of the unit, as well as the condition of the floor.17. If at the end of the term the lease is not renewed, the tenant MUST honour ALL visit requests for any potential new tenants, for which 48 hours notice will be given. The same applies to visits from prospective buyers in case the condo goes for sale during the term leased.
