This is a fixed term tenancy until June 30, 2027, for the purposes of ensuring that the lessee regularly pays the rent as per the terms of the lease, and takes good care of the property, and if this is the case, the lessor is willing to sign a new lease with the lessee. Rental Conditions:


* The prospective LESSEE(S) must consent to a credit check and provide satisfactory references and proof of employment, all to the full satisfaction of the LESSOR.


* The OACIQ **CCPH form (Consent for Payment Habits Verification)** must be duly completed and signed.


* Smoking or vaping of any kind inside the property is strictly prohibited.


* The LESSEE(S) shall not cultivate cannabis/marijuana on the premises or possess any illegal substances in the rental unit or anywhere on the property.


* Prior to taking possession of the premises, the LESSEE(S) must provide proof of tenant insurance, including civil liability coverage of at least **$2,000,000**, which must remain in effect for the entire duration of the lease. The LESSEE(S) must also provide confirmation that the Hydro-Québec electricity account has been transferred into their name.


* Subletting, assignment for short-term rental purposes, or renting the property to any third party through platforms such as Airbnb, VRBO, or similar services is strictly prohibited.


* No portion of the property, whether interior or exterior, may be painted, altered, renovated, or otherwise modified without the prior written consent of the LESSOR.


* The LESSEE(S) shall be responsible for the cost of any repairs or damage resulting from their negligence, misuse, or wrongful acts, or those of their occupants or guests.
