Conditions to be included in the lease:
a) The promise to lease is conditional to the approval by the LESSOR of:- a background and credit verification by Oligny & Thibodeau Complete Pre-Rental Inquiry (at theexpense of the LESSEE)- 2 most recent pay stubs- employment letter confirming salary- if applicable, reference from the previous landlordThese documents shall be submitted to the LESSOR within eight (8) days following the acceptance of the promise to lease.
Should the LESSOR not be satisfied upon examining and verifying these documents or should he fail to receive them within the specified time period and wishes to make this promise to lease null and void as a result, he shall notify the LESSEE, in writing, within four (4) days following the expiry of the above mentioned time period.
This promise to lease shall become null and void upon receipt of this notification by the LESSEE.
Should the LESSOR fail to notify the LESSEE within the above mentioned time period, he shall be deemed to have waived this condition.
b) The first month's rent is payable upon signing of the lease.
c) If the rent is paid via cheque, the LESSEE agrees to give the LESSOR three post-dated cheques at every quarter for the duration of the lease.
d) The LESSEE shall purchase tenant's insurance that includes 2 million dollars of civil liability for the duration of the lease. The LESSEE shall submit proof of insurance prior to taking occupancy of the immovable, and at every renewal of the lease.
e) The LESSEE shall submit proof of Hydro transfer prior to taking occupancy.
f) The LESSEE authorizes the BROKER to collect the appropriate personal information required to make the necessary background verifications.
g) The LESSEES undertake to be solidarily liable for the lease.
h) Document entitled "Annex 1
- Building Rules 7499 Rue Marquette, Apt. 3" shall form an integral part of the lease.
