Conditions:
a) The promise to lease is conditional to the approval by the LESSOR of: a background check, credit report with credit score, proof of employment (recent pay stub and letter of employment) and/or verification of solvency. If applicable, references from a previous landlord are required.
b) The 1st month's rent is payable by cheque upon signing of the lease.
c) The LESSEE shall give post-dated cheques for the term of the lease at the signing of the lease.
d) The LESSEE shall purchase tenant's insurance including $2 million of civil liability for the duration of the lease. The LESSEE shall submit proof of insurance prior to taking occupancy, and at every renewal.
e) The LESSEE must submit proof of Hydro transfer prior to taking occupancy.
f) Smoking of any kind (including cannabis and vaping) is not permitted in the property.
g) It is forbidden to grow cannabis or keep any controlled substance on the premises.
h) Pets may be permitted, subject to prior written approval by the LESSOR.
i) The LESSEE is forbidden from subletting the property on a short-term basis, such as through Airbnb or similar platforms.
j) The LESSEE shall replace the furnace filter, refrigerator water filter and central vacuum bag annually (at minimum).
k) The LESSEE shall ensure the grass is cut every 7-14 days from mid-May to mid-October.
l) The LESSEE is responsible for returning the property and inclusions at the end of the lease in the state it was before the rental, less normal wear and tear. Any damage over and above what is considered normal wear and tear caused by the LESSEE shall be repaired at the sole expense of the LESSEE before the end of the lease.
m) The document entitled "Emergency Feature, Maintenance and Housekeeping Guidelines" forms an integral part of the lease, and must be signed by the LESSEE prior to taking occupancy.
n) The LESSEES undertake to be solidarily liable for the lease.
