Lease provisions

a) The promise to lease is conditional to the approval by the LESSOR of a satisfactory:- background and credit verification by Oligny & Thibodeau Complete Pre-Rental Inquiry (at the expense of the LESSEE)- full credit report with credit score- 2 most recent pay stubs and employment letter confirming salary- verification with/reference from a previous landlordThe LESSEE agrees to submit these documents to the LESSOR within seven (7) days following the acceptance of the promise to lease. Should the LESSOR not be satisfied upon examining and verifying these documents or should he fail to receive them within the specified time period and wishes to make this promise to lease null and void as a result, he shall notify the LESSEE, in writing, within four (4) days following the expiry of the above mentioned time period. This promise to lease shall become null and void upon receipt of this notification by the LESSEE. Should the LESSOR fail to notify the LESSEE within the above mentioned time period, he shall be deemed to have waived this condition.

b) One full month's rent is payable upon signing of the lease via e-transfer.

c) The monthly rent shall be paid on the first of every month via e-transfer.

d) The LESSEE shall purchase tenant's insurance that includes 2 million dollars of civil liability for the duration of the lease. The LESSEE shall submit proof of insurance prior to taking occupancy of the immovable, and at every renewal of the lease.

e) The LESSEE shall submit proof of Hydro transfer prior to taking occupancy.

f) Smoking of any kind (including cannabis and vaping) is not permitted in the property.

g) It is forbidden to grow cannabis or keep any controlled substance on the premises.

h) Pets are subject to prior permission and written approval by the LESSOR.

i) The LESSEE is strictly forbidden from subletting the property on a short-term basis, such as through Airbnb or similar platforms.

j) The LESSEE must ensure the grass is cut every 7-14 days from mid-May until mid-October.

k) It is understood that the LESSEE is responsible for returning the property and inclusions to the LESSOR at the end of the lease in the state it was in before the rental, less normal wear and tear. Any damage over and above what is considered normal wear and tear caused by the LESSEE shall be repaired at the sole expense of the LESSEE before the end of the lease.

l) The LESSEES undertake to be solidarily liable for the lease.
